Drawings for planning permission

This project method is used when there is no previous planning permission for the site or also when a site already has planning for a house but the house design is not suitable for various reasons.

First steps:

If you are interested to have me draw up plans, please provide me with the following information:

  • fill out the form to securely transmit your name, address, and basic contact details (link button below)
  • a brief of the project or a sketch or a list with bullet points or simply a reference to what you like (sample plans, internet links, images,…)
  • any other comments that you think might be important to the design (i.e. how many people will be using the house), special requests (disabilities or similar that would affect the overall design)

Drawing Costs:

The cost for producing the drawings is based on an hourly rate of €77+VAT @19%. The total ranges and depends on the scope of the project:

  • single storey house, between €650 and €850 (incl. VAT)
  • 1 ½ storey houses (converted attic), between €850 and €1050 (incl. VAT)
  • two-storey houses between €1150 and €1550 (incl. VAT)
  • special items that increase costs: L-extensions (+30 – 40%), special porches, carports, canopies, special windows/doors, etc.
  • straight off the catalogue houses still need a little work to be used for planning but there is usually not much waiting time
    The cost is €500 (incl VAT) as prepay with invoice – as soon as the invoice is paid, the drawings will be prepared

Some advice to save me time and yourself cost is the more detailed your instructions are, the faster I can work. Also please be aware that even small changes can take considerable time. The drawing files are complex and even small changes can impact small other items that may then have to be updated as well. So, if you can bundle changes that helps save time as well.

What is included and what isn’t?

Included:

  • floor plans at 1:100
  • elevations at 1:100
  • a detailed section at 1:50/1:100
  • a standard section at 1:20 showing more details
  • a door/window schedule (important for accurate pricing)
  • two rendered external perspectives showing the house from two angles

Not included:

  • site plan for submission to the council – this is usually done by a third party (architect or engineer)
  • any other planning permission documentation
  • internal renderings (available on request)
  • construction drawings (included in your house price when purchased)
  • PHPP calculation (available on request)

Project link:

You will at the beginning of the project receive a project link, which takes you to a so called project status page, where you can see an overview of the activities in your project.
Every time I spend time on your project, an activity log is entered into your project.
This will provide you with the exact number of hours spent, so that there are no surprises at the time of receiving my invoice.

Below the title you can see the projected start date and to the right of the page you can also see a rough estimate of hours I am expecting to use for this project.
If the scope changes during the project or I feel that I might need a little longer to finish the project I sometimes update this.
You can work out the total cost by multiplying the actual work hours by 91.63 (77 Euros plus 19% VAT).

Payment (invoice at end of project)

Payment is always done after completion of the drawings.
I send out an invoice and you can pay this by EU wire transfer (SEPA).
I do not require any payment upfront.

Steps after completion of drawings

  1. If you are happy with the drawings, please let me know so I can issue the planning drawing packages. This consists of A4 and A3 *.pdf-versions of the drawings as well as AutoCAD drawings (dwg format)
  2. Ask Scandinavian Homes for a price (they have the drawings on their server)
  3. Hand the drawings to your local engineer/architect to launch the planning application
  4. Keep fingers crossed for a speedy granted planning permission
  5. As soon as you have a positive response (the earliest after 2 months), ring Scandinavian Homes to book a construction slot
